Everything you need to qualify for Chayton Private Capital funding programs — the financial criteria we look for and the documentation that keeps your file moving fast.

Financial Criteria

660+

Credit Score

Minimum mid-score of 660 for most programs; 700+ preferred for best terms.

10–20% Down

Liquidity

Sufficient liquid reserves to cover down payment, closing costs, and 6 months of reserves.

2+ Deals

Experience

Demonstrated track record with at least 2 completed projects of similar scope (for fix/flip & new construction).

LLC / Trust

Entity

Borrowing entity (LLC, Trust, or Partnership) formed and in good standing in the property state.

Required Documentation (All Borrowers)

Personal financial statement (PFS)
2 months of bank statements (liquidity verification)
Government-issued photo ID
Borrowing entity formation documents (Operating Agreement, EIN)
Schedule of real estate owned (SREO)

  • Contractor agreement / GC license
  • Appraisal or as-completed value
Portfolio / Blanket
  • Rent roll for all properties
  • Operating statements (2 yrs)

  • Title for each property
